Mr & Mrs Graham had been searching for a new home for nearly two years. They eventually found a property they fell in love with, in West Didsbury Manchester. They had already sold their last home in Stockport Cheshire and were currently renting in the Didsbury area.
The house they had found was in desperate need of updating and extending. Mrs Graham had decided that even though the house needed a great deal of work it would eventually be the home she would settle. Mr Graham agreed to do as he was told. He did manage to get the one thing he had always wanted, a real home office, although a home office it must be secluded from the day to day home routine. A loft conversion was decided to be a great place to work without disturbing the rest of the family.
Mrs graham wanted a large central kitchen area, adjoining a small family room and open plan to a comfortable entertaining room. Separate from that a real dining room for that special occasion was essential, these would be created within a stylish modern brick extension. The house already had three bedrooms and with the loft space being appointed as the office, a second extension was required.
Generally the house would require a new central heating system and a full electrical rewire. With this amount of extending and generall reworking of the entire structure of the house, its not surprising Mr & Mrs Graham were very concerned that this project would firstly be designed with the professionalism and enthusiasm it demanded, but secondly and more importantly would obtain planning consent.

We then compile draft 3D images that work along side current planning laws but try to involve all you want. Ultimately a 3D model is compiled. This 3D model comes in two stages, stage 1 the fully finished exterior imagery showing the colour of the bricks the shape of the roof tiles down to the landscaping enclosing the house to the home. Stage 2 with the roof tiles and roof structure removed we can look straight into the house to see how layout works. This type of plan not only gives you the client the best view of how the project will be completed it gives any potential onlooker the answer to any possible concerns.

The local authority planning department had considered various proposals to properties on this road and had rejected them, due to concerns from neighbours and highway department concerns. Following detailed consultations showing multi angled views of the house, the pre plan application was agreed to be possible. So the full householder planning application was completed showing internal and external images, how the proposal would look viewed by the neighbour sat in his or her garden, how the proposal would impact on the view of the road by oncoming vehicles and the obvious concern for a real integration of the architecture between existing and proposed.

The proposal was accepted by Manchester city council planning department and works commenced in the summer of 2008. By Christmas 2008 The Grahams were in the home of their dreams.

We returned to The Grahams in Spring 2009 Mrs Graham was extremely happy with the home, Mr Graham was working in his office preparing plans to redecorate the fourth bedroom to form a nursery.
